1. Host commission
The most common model. The platform keeps a percentage of each booking and pays the rest to the host after check-in.
- Pros: hosts pay only when they earn, so it's easy to sign them up.
- Cons: income depends entirely on bookings, and hosts compare your rate with the big platforms.
Tip: undercut the big platforms' effective commission and promise something they can't, like a local team or region-focused marketing.
2. Guest service fee
A fee added to the guest's total at checkout, usually a percentage. Many platforms combine a small host commission with a guest service fee.
- Pros: your host commission looks lower, which helps recruitment.
- Cons: guests are price-sensitive, so show the fee clearly to avoid drop-offs at checkout.
3. Host subscription
Hosts pay a monthly or yearly fee to list, and keep all or most of the booking value.
- Pros: predictable income, and it suits professional hosts with many bookings.
- Cons: harder to sign up small or new hosts who aren't sure they'll get bookings.
4. Featured listings and promotion
Hosts pay to appear higher in search results, on the home page or in a curated collection.
- Pros: high margin and easy to add once you have traffic.
- Cons: only works once guests are actually visiting your site.
5. Managed stays
You manage the property end to end (photos, pricing, housekeeping, guest support) for a bigger share of revenue. This is the model premium villa brands use.
- Pros: higher revenue per booking and control over quality.
- Cons: needs on-ground staff and operations.
6. Add-on services
Airport transfers, chef-cooked meals, experiences, decorations for celebrations, travel insurance, early check-in. Small add-ons can noticeably lift revenue per booking.
Which model should you choose?
- Starting a regional marketplace? Begin with a low host commission plus a small guest service fee. It's easy for hosts to say yes.
- Working with professional property managers? Offer a subscription option.
- Running your own villas? The managed model plus add-ons.
- Once you have traffic, add featured listings and promotions.
